We’ve been there. We’ve walked a mile in the shoes of a tenant. It can either be glorious or extremely frustrating…most times agonizing. Either the landlord doesn’t communicate well and you’re waiting on responses for DAYS or maintenance issues remain unresolved. It’s a give-and-take situation when it shouldn’t be.
Now, wouldn’t a seamless rental process be desirable? Ummm…DUH! At Real Property Management, this is a key objective for us. From prior to signing the lease to the time you receive your security deposit back; we want the process to be as smooth as possible. Here’s how we do it:
Communication is one of our core values
At Real Property Management, we strive to communicate honestly, transparently, and with a purpose. We communicate with the intent to (1) inform, (2) clarify, and (3) listen. If you have a question, ask it – there is no topic off limits! We would rather be proactive with communication, than not communicate at all.
Technology is at the heart of RPM
No paper leases. No in-person payment each month (we’ll touch on this in a bit). No letters in the mail from us. Nothing. Everything is digital with RPM.
Let’s look at a high-level overview of what you can expect from us and our technology:
- One of your properties if of interest to you. Initial communication with our team will be done through (1) email, (2) phone, (3) or text.
- The lease is signed online and is put into your digital online tenant portal.
- All move-in and move-out inspections are conducted electronically and placed in the tenant portal.
- Rent is automatically deposited on the first of the month.
- Don’t like calling? Don’t worry! We’ve got multiple communication methods available for you!
- View you monthly rent statements online.
We don’t want to complicate things. It’s confusing for you and us. That’s why the online tenant portal is our best friend. All documents, statements, and maintenance requests are housed in on location for ease and convenience. No more digging around through 10,000+ emails when you need to find something.
Maintenance requests have never been easier
At Real Property Management, we provide optionality for tenants to submit maintenance requests. These include, but are not limited to:
- Emergency 24/7 line with a real person that is going to answer the call
- Call our Maintenance Coordinator during business hours
- Tenant portal to submit requests – Tenants can submit pictures so that we understand the scope of the issue at hand
- Send our team an email regarding the issue
The goal is to be easily accessible to help our tenants during unforeseen circumstances!
People prefer to pay their bills online!
According to the Bank of Canada, the volume and value of cash transactions are declining. In 2013, cash was being used in 44 percent of transactions, but in 2017 it decreased to 33 percent – meaning 1/3 of transactions performed are cash while the majority are debit or credit. “Nearly everyone in Canada owns at least one debit card, and 9 out of 10 of us own a credit card. Credit cards are an increasingly common payment method – they now make up 39 percent of retail transactions and 56 percent of the total value of goods and services purchased. They are especially popular for transactions above $15.” Consider the pandemic, contactless payment is now promoted and encouraged, and online shopping has increased. Times are changing, and it is crucial to be ahead of the curve.
At Real Property Management, we have multiple options available for tenants to pay rent! These include:
- Bank Account (Chequing Account)
- Visa Debit
- MasterCard Debit and Credit
- Visa Credit Card
- American Express Credit Card
The formula is quite simple: Happy tenant = happy life. By having happy tenants, they are more likely to renew their lease, resulting in the investor maximizing their income and incurring no lost revenue during the marketing and tenant screening process. Plus, who wants to go to pay their bills in-person nowadays? It’s 2022, c’mon.
Increase your credit score when you rent with Real Property Management
Establishing a good credit score early on is an overlooked detail that can help a person substantially! You might be surprised to find out that having a good credit score is used during the rental process, not only the home buying process. Having a good credit score signals to landlords and property management companies that you are a low-risk individual whose probability of defaulting on rent is low.
If you choose to reside with Real Property Management, your rent will be reported to the Landlord Credit Bureau which will help to increase your credit score! Meaning, your credit score is positively impacted each month when you pay your rent – a responsibility you are already doing! Some of our tenants have seen their score increase by 67 points in one year!
